Arctic Verge Oy – Levi, Finnish Lapland
These Terms and Conditions apply to all activities, experiences and accommodation services provided by Arctic Verge Oy.
By making a booking with Arctic Verge, guests agree to the applicable Terms and Conditions outlined below, subject to mandatory consumer protection laws.
Part 1 – Activities and Experiences
1. Bookings and Payments
All bookings are subject to availability and are confirmed once payment has been completed and a booking confirmation has been issued.
All prices are displayed in euros and include applicable VAT unless otherwise stated.
Guests are responsible for providing accurate contact information when making a booking.
2. Cancellations and Refunds – Activities
Direct Bookings through Arctic Verge
For activities booked directly through the Arctic Verge website, the following cancellation conditions apply:
7 days or more before the activity: Free cancellation with a full refund.
Less than 7 days before the activity: The booking is non-refundable.
No-shows: No refund will be provided.
The cancellation deadline is calculated from the scheduled starting time of the activity.
Bookings Through Partners
For activities booked through travel agencies, tour operators, resellers or third-party booking platforms, the cancellation and refund policy stated by the respective booking partner at the time of booking applies.
Guests should contact the partner through whom they made their reservation for cancellation, modification or refund requests.
Cancellations by Arctic Verge
Arctic Verge may cancel an activity due to extreme weather, technical problems or other circumstances that prevent the activity from being operated safely.
If Arctic Verge cancels an activity, guests who booked directly through our website may choose between a full refund or rescheduling, where possible.
For bookings made through partners, refunds and rescheduling will be handled through the respective booking partner in accordance with the applicable booking conditions and consumer protection laws.
Cloudy skies, snowfall or the Northern Lights not being visible are not in themselves grounds for cancellation or refunds.
3. Weather Conditions and Northern Lights
The Northern Lights are a natural phenomenon, and their visibility cannot be guaranteed.
Weather conditions, cloud cover and solar activity may affect the experience.
Activities may be adjusted, delayed or relocated when necessary for safety or operational reasons.
The absence of visible Northern Lights does not entitle guests to a refund.
4. Safety and Liability
Guests must follow all safety instructions provided by Arctic Verge and its guides.
Guests should inform Arctic Verge before participating if they have health conditions, mobility limitations or other circumstances that may affect their ability to participate safely.
Arctic Verge is not responsible for injuries or damage caused by guests deliberately or negligently ignoring safety instructions, to the extent permitted by applicable law.
Nothing in these conditions excludes liability that cannot legally be excluded.
5. Clothing and Equipment
Guests are responsible for wearing appropriate winter clothing and footwear suitable for Arctic conditions.
Temperatures in Finnish Lapland can be extremely low, especially during evening activities.
Unless specifically stated in the activity description, personal winter clothing is not provided by Arctic Verge.
6. Transportation and Meeting Points
Guests must arrive at the designated meeting point at the time stated in their booking confirmation.
Arctic Verge does not provide pickups from individual accommodations unless specifically agreed.
Transportation included in an activity is provided from the designated meeting point.
Guests who arrive late and miss their activity are not automatically entitled to a refund.
Guests must follow all transportation safety instructions.
7. Photography and Media
Arctic Verge may take photographs and videos during activities for guest memories and documentation.
Guests are welcome to take their own photographs, provided this does not interfere with safety or other participants.
Photographs or videos in which guests are identifiable will only be used for promotional purposes with their prior permission.
Permission is voluntary and can be withdrawn at any time by contacting Arctic Verge.
Guests who do not wish to appear in promotional photographs or videos can still participate in all activities.
8. Behaviour and Conduct
Guests must behave respectfully towards guides, other guests, equipment and the surrounding environment.
Arctic Verge may refuse or end participation if a guest's behaviour creates a safety risk or seriously disrupts the activity.
Any refund entitlement will be determined according to the circumstances and applicable law.
9. Changes to Activities
Arctic Verge may make reasonable changes to activity routes, schedules or arrangements when necessary because of weather, safety or operational circumstances.
Significant changes will be communicated to guests as soon as reasonably possible.
Guests retain their statutory rights if a booked activity cannot be provided as agreed.
Part 2 – AuroraHut Accommodation
10. Accommodation Bookings and Payments
Accommodation bookings are subject to availability and are confirmed once the required payment has been completed and a booking confirmation has been issued.
All accommodation prices are displayed in euros and include applicable VAT unless otherwise stated.
Bookings may be made directly through the Arctic Verge website or through third-party booking partners.
Guests are responsible for providing accurate booking and contact information.
11. Accommodation Cancellations and Refunds
Direct Bookings – Arctic Verge Website
All AuroraHut accommodation bookings made directly through the Arctic Verge website are non-refundable.
Once a booking has been confirmed, guest-initiated cancellations and no-shows do not qualify for a refund, subject to applicable consumer protection laws.
Guests may contact Arctic Verge to request a change of dates. Any changes are subject to availability and approval by Arctic Verge.
Bookings Through Partners
For accommodation booked through third-party booking platforms, travel agencies, tour operators or other booking partners, the cancellation and refund policy stated by the respective partner at the time of booking applies.
Guests should refer to their booking confirmation for the applicable cancellation deadlines, refund conditions and procedures.
Cancellation or modification requests should be made through the partner where the reservation was originally booked.
Cancellations by Arctic Verge
If Arctic Verge is unable to provide the booked accommodation due to technical problems, safety concerns or other circumstances, guests will be informed as soon as possible.
If the accommodation cannot be provided and no suitable alternative is accepted, guests will receive a refund for the affected accommodation services.
Nothing in these conditions limits any additional rights guests may have under applicable consumer protection legislation.
12. Check-in and Check-out
Check-in and check-out times are provided during booking and in the reservation confirmation.
The AuroraHut operates with self check-in.
Guests will receive arrival instructions and access information before their stay.
Early check-in and late check-out are only possible when agreed with Arctic Verge in advance.
Guests must leave the accommodation by the agreed check-out time.
13. About the AuroraHut
The AuroraHut is a unique floating accommodation located on a lake near Levi, Finnish Lapland.
The AuroraHut is technically registered as a boat and operates independently without permanent connections to the mainland.
It has its own electricity supply, water storage and waste collection systems.
Guests should understand that the AuroraHut is different from a conventional hotel room or holiday apartment.
Due to its location and technical design, some facilities operate differently from those in traditional accommodation.
14. Water, Electricity and Facilities
The AuroraHut operates with limited onboard water and electricity storage and generation capacity.
Guests are expected to use water and electricity responsibly.
The accommodation provides:
A double bed.
Heating and electricity.
A private toilet.
Water from the built-in tap for washing and rinsing.
A separate drinking water supply.
Water from the built-in tap is not intended for drinking.
There is no conventional shower inside the AuroraHut.
Guests must not interfere with the accommodation's electrical, fuel, water or waste systems.
Any technical problems should be reported to Arctic Verge as soon as possible.
15. Sauna and Lounge Facilities
From December 2026 onwards, a traditional Finnish wood-heated sauna and connected heated lounge area are included with AuroraHut stays.
The sauna provides traditional Finnish washing facilities rather than a conventional shower.
Guests can heat water using the sauna facilities, mix it to a suitable temperature and wash using the provided equipment.
Guests must follow the instructions provided for operating the sauna and heating equipment.
Fireplaces and sauna stoves must not be left unattended while in use.
Arctic Verge may temporarily restrict access to facilities if required for maintenance or safety reasons. Any material unavailability of an advertised included facility will be handled in accordance with applicable consumer rights.
16. Location and Accessibility
The AuroraHut is located near Munajärvi, close to Köngäs in Finnish Lapland.
The accommodation is not within walking distance of Levi centre.
Guests are responsible for arranging their own transportation unless otherwise agreed.
During winter, roads and walking areas may be covered with snow or ice.
Guests who are not experienced with driving in winter conditions are advised to use a taxi.
Arctic Verge provides arrival instructions and location information before check-in.
17. Safety Around Water and Ice
The AuroraHut is located on a lake, and guests must take particular care around the water, shoreline, docks and ice.
Guests must follow all safety instructions provided by Arctic Verge.
Guests are not permitted to move, operate, disconnect or interfere with the AuroraHut's mooring or flotation systems.
Guests must not enter the lake or walk on the ice unless Arctic Verge has expressly confirmed that the specific area is safe for the intended activity.
Children must be supervised by a responsible adult at all times near water, ice, fireplaces and heating equipment.
18. Heating and Fire Safety
The AuroraHut and its associated facilities contain heating equipment that must be used responsibly.
Guests must follow the instructions provided for all heating systems.
Smoking is not permitted inside the AuroraHut, sauna or lounge.
Open flames, candles and additional heating appliances are not permitted unless specifically provided or approved by Arctic Verge.
Any fire, smoke or heating-related concerns must be reported immediately.
19. Guest Responsibilities and Damage
Guests are expected to treat the accommodation, furniture, equipment and surrounding nature with care.
Damage or technical problems must be reported to Arctic Verge as soon as possible.
Guests may be held responsible for damage caused intentionally or through negligence, in accordance with applicable law.
Normal wear and tear is not considered damage.
Guests must leave the accommodation in reasonable condition at check-out.
20. Occupancy and Visitors
The AuroraHut is intended for the number of guests stated in the booking confirmation.
Additional overnight guests are not permitted without prior approval from Arctic Verge.
Parties and events are not permitted without prior written agreement.
Guests must respect the peaceful natural surroundings and other visitors in the area.
21. Weather and Northern Lights
The AuroraHut is located in a natural Arctic environment where weather conditions can change quickly.
The Northern Lights are a natural phenomenon and cannot be guaranteed.
Cloud cover, snowfall and solar activity may affect visibility.
The absence of visible Northern Lights during a stay does not entitle guests to a refund.
In exceptional circumstances, Arctic Verge may take necessary safety measures to protect guests and the accommodation.
22. Personal Belongings
Guests are responsible for taking reasonable care of their personal belongings.
Any loss, theft or damage should be reported to Arctic Verge as soon as possible.
Arctic Verge's responsibility for loss or damage is determined according to applicable law.
Part 3 – General Conditions
23. Personal Information and Privacy
Arctic Verge processes personal information for purposes including booking management, payment processing, guest communication and the delivery of booked services.
Personal information may be shared with booking platforms, payment providers and other service providers when necessary and permitted by applicable data protection law.

24. Complaints and Customer Service
Guests are encouraged to contact Arctic Verge as soon as possible if they experience any problems with an activity or accommodation.
This allows us an opportunity to investigate and resolve the issue.
Complaints can be sent to info@arcticverge.com.
Nothing in these conditions limits the guest's right to seek assistance from the relevant consumer protection authorities or pursue available legal remedies.
25. Applicable Law and Consumer Rights
These Terms and Conditions are governed by Finnish law, without prejudice to any mandatory consumer protection rules that may apply.
Nothing in these conditions limits or excludes mandatory consumer rights under applicable Finnish or European Union legislation.
